South Beach Properties' Policies

Caye Caulker is an enchanting tropical island full of life and beauty. Along with this paradise comes occasional poor weather conditions (wind, rain, hurricanes) and bugs like mosquitoes and sandflies. There are many island dogs, iguanas, crocodiles, and birds. South Beach Properties works to control mosquitoes and sandflies as much as we are able. We recommend bug spray if you are especially bothered by insects. Unfortunately, we cannot control the weather; however, we can take all precautions to keep you safe.

Each condo features 3 bedrooms and 2 full baths, accommodating up to 6 guests. Condos 3 and 4 offer the added luxury of private rooftop pools and outdoor kitchens. Registered guests only. Events may be hosted with prior approval from the owner.

Embrace off-grid living with solar power and rainwater for bathing and cleaning. We kindly ask all tenants and renters to prioritize the conservation of these valuable island resources.

Please note, no pets are allowed. We also recommend renting a golf cart for convenient travel around the island.

• All room rates are listed in USD and have an added 12.5% for taxes and fees
• Cleaning fee + resort fee $150 USD
• 50% is due at time of booking, you will receive a confirmation email
• The remaining balance is due 31 days prior to arrival date, you will receive a confirmation email
• All rooms are for a maximum of 6 people, no unregistered guests allowed in the condo or pool
• We only keep your credit card on file for any additional expenses during your stay
• May-December: 2-night minimum stay required
• Mid December - April: 3-night minimum stay required
• Most major credit cards accepted

• Check-in is between 3-8 pm - prior approval will be required for early or extended times.
• Check-out is 10 am.
• Pets are not allowed for renters.
• No smoking/vaping/incense allowed inside condos. Please be respectful of others outside and dispose of butts appropriately. A $500 cleaning fee will be added to your card to remove odors. 
• Lost keys and locks and damaged items such as bikes, mattresses, towels etc will be charged to the renter.
• No refunds or credits for delayed arrival due to weather, flights, illness etc. Travel insurance is recommended to recoup your travel cost in the event of emergencies.

• Full refund up to 31 days before check-in minus a $50 booking administrative fee. After that, the first 30 days before check-in are non-refundable
• South Beach Properties recommends Travel Insurance as we do not refund due to illness, plane delays, foul weather including hurricanes, or changes in plans for any reason.
